Q: What Should You Be Asking Your Agent?

In order to determine whether or not an agent is the right fit for you, there are six questions you should ask each agent you consider:

1. Have they lived in the area that you’re looking in? This will let you know a lot of things, including the culture, what to do in that part of town, and what you’re going to like and dislike about it.

2. How long have they been selling in the area? This will let you know the kind of transaction experience they have working with others in the community.

3. What has the local real estate market been doing in the past 12 months? You can follow that up by asking them what their projections are for the next six to 12 months in the real estate market. Nobody can predict the future, but Realtors can use historical data and trends to know what to expect.

An agent’s track record tells you how active they are.

4. Do they have a comprehensive vendor list? If something were to happen to the home, who do they know who can come in and help you fix things up? Those professionals should give you top customer service if they’re being referred by the agent.

5. What is their track record? More specifically, how many transactions have they done in the last 12 months? This will let you know whether they have the experience to negotiate the best possible terms for you. If they sell only a few homes a year, it’s very telling about the experience they lack. If they’re selling many homes each year, they’ve probably seen every scenario out there. Just like you wouldn’t want to go to a doctor doing one of their first surgeries, you don’t want to hire an agent who doesn’t have experience.

6. Do they have the staffing to support their business? There are 17 people involved in a typical real estate transaction. An agent with support staff can make sure that your transaction is handled properly from start to finish.

When choosing a real estate agent to represent you, choose a professional, ask these questions, and make sure you’re comfortable and confident they will represent you like you deserve.
