Home sellers need their house to be show-ready at all times, but this can be a burden, especially if they’ve already moved out. If you move out of town, dropping by to rake leaves, for example, isn’t feasible. A well-maintained property will attract more buyers, and neighbors can become very testy if your home is an eyesore. Who’s going to mow the lawn, check for damage after a storm, and all the other tasks needed to keep the house looking great? 

In general, the upkeep is the responsibility of the owner; don’t assume your real estate agent is your gardener. The agent may help you with these tasks, but don’t assume they own that responsibility. An agent may decline to help with upkeep because they could be liable if something goes wrong. For example, if the agent sends over a house painter and they do sloppy work, the agent is to blame.

Neighbors can become very testy if your home is an eyesore.

So, an agent may suggest a few vendors, then have the seller set up the work. If you won’t be living in the house while it’s on the market, have this discussion with your agent up front so there’s no misunderstanding.

Sellers can also hire a property manager to handle ongoing maintenance. No matter the situation, a helpful real estate agent will have your best interests at heart and will help you keep the property in top condition (even if they don’t do it themselves).
