3 Red Flags to Look For When Choosing a Realtor

Learn How Choosing a Realtor Can Impact Your Home

If you’re planning to sell a home in Rhode Island, you’ll need the help of an experienced realtor. Choosing a realtor is the most crucial step in the selling process. The agent you hire can make or break the sale, and working with the wrong agent can potentially have harmful consequences.

At Your Home Sold Guaranteed Realty – The Nathan Clark Team, we believe in educating home sellers on how to get the best price possible for their homes. In this post, we’ll cover three red flags to look for when hiring an agent and how the wrong agent can affect the sale of your home.

3 Red Flags to Look For When Choosing a Real Estate Agent

1. Lack of Negotiation Skills

If you’re selling a home in Rhode Island, you’ll need an agent with great negotiation skills.

An agent needs to be able to handle lowball offers from potential buyers by negotiating a counter offer or standing their ground and sticking to the original offer. Otherwise, you could end up losing thousands of dollars in the sale of your home.

A realtor needs to carefully consider all the different offers on your home and advise you on the best one. If the agent can’t negotiate the best deal possible for you, then you risk accepting a price much lower than your home’s value.

2. Lack of Communication Skills

Even more important than the ability to negotiate is choosing a realtor with exceptional communication skills. Communicating is key in real estate, whether it’s with the home seller, potential buyers, or other agents.

An agent without the ability to communicate can end up wasting your valuable time and prolonging the sale of your home.

An expert realtor should be proactive about communicating with you. You shouldn’t need to chase them down to find out what they’re up to and what steps they’re taking to sell the home. An agent needs to be upfront, honest, and let you know everything they do before they do it. If you’re a first-time home seller, you’ll want an agent who explains the entire process and guides you through each step.

Communication skills also affect the agent’s overall demeanor, for example, whether they’re friendly, kind, and listen to your needs, or they’re salesy, pushy, or rude.

3. Lack of Experience

Lastly, an overall lack of experience can be a red flag for a realtor. Now, this doesn’t mean brand new agents are automatically worse than an agent who’s been in the business for years.

Don’t just evaluate the number of years in business. Instead, look at other factors like character reviews, testimonials from past clients, how long they’ve lived in the area, how many other homes they’ve sold successfully so far, and whether they have good communication skills.

In addition, evaluate their technical skills– what is their marketing strategy like? Did they put in all the research necessary to conduct a thorough comparative market analysis for your home?

Selling a home in Rhode Island can be a time-consuming process. So if you have a certain deadline in mind, you need to let your agent know.  An experienced agent will be able to come up with a marketing plan that can get your home sold in your desired timeframe.
